Annual Adjustments

Retainers are subject to annual local CPI-based adjustments, typically 2–5%. All adjustments are communicated in advance and applied transparently.

Mid-Month Starts

Services beginning mid-month are prorated. Billing transitions to a standard monthly cycle thereafter. ACH preferred; credit card accepted.

Capacity Limits

Estate Keepers limits the number of estates per inspector to preserve quality and personal execution. When capacity is reached, new inquiries are placed on a managed waitlist.

Weekly Oversight Begins — At Your Direction

Following delivery of the onboarding report, weekly oversight begins the following week at your applicable service tier. Schedule, cadence, and communication preferences are confirmed at this stage. From this point, Estate Keepers operates quietly in the background — four visits per month, 48-week service year.

A 30-day notice period applies should you choose to discontinue service. Because EK limits the number of properties in active oversight at any time, each client occupies a dedicated weekly slot held exclusively for their property. In the process of building Kūpuna Keepers, I came to recognize a parallel need — one that many fiduciary professionals already navigate with great care: the oversight of high-value properties and estates that are either unoccupied, in transition, or tied to unique client circumstances.
